Well just in case, my tried & true answer is Crash Twinsanity and Spyro Enter the Dragonfly, with how much cut content has been uncovered between the two games, a mulligan on them would be indistinguishable from the original releases.

Sleeping Dogs is an amazing game I would highly recommend it, I really enjoyed the open world and martial art combat.
I'm afraid even if they remade it they would just ruin it.

But if the thread is dead... I'd also vote for Fallout 3.
But the original Elder Scrolls Games with their massive worlds and complex quests are a close second.
Also, the Xena games. It's been 20 years since the TV show and then some. The fantastic scenes from both the games and the movies are well within the capability of Unreal Engine's latest iterations to be stunning.

I'd love for Capcom to remake Resident Evil 1 again just to bring it in line with the more modern remakes. Code Veronica is another obvious Resident Evil shout.
I'd also love to see Koudelka and Parasite Eve modernised.
