I raised my offer on the building and my new offer has been accepted! BUT, that doesn't mean anything definite yet:
1) The signing of the acceptance is taking place tomorrow, so the agreement is not in writing yet.
2) I have to do a general building inspection.
3) I have to do a hazardous materials inspection.
If any of those three things falls through, we are back to no Newgrounds building.
To answer some questions... The building is only one story. I always wanted something with two floors, but this is more manageable (less can go wrong). There is a 1,400 sqft space that is rented in the back (income to put towards paying the loan). The front portion, or "the potential NG office" is 4,500 sqft with a concrete floor. Yeah, it's pretty big! As Rog from I-Mockery pointed out, we could play street hockey in there.
I have been seriously shopping for an NG office for over a year now. I've gotten pretty hardcore - I walk into buildings and hunt down owners, knock on random doors, etc. Commercial real estate is hard to find listings for, so you really need to just find buildings you like and find out if they are for sale. I've been surprised by the number of buildings that are available, but there is usually some factor that keeps me away.
This place combines the best combination of price, location and space. You can walk to the train, some bars / restaurants and even to a WAWA (the greatest thing in the tri-state area)! I'm no longer in downtown Philly - I've since moved to a suburb on the northern edge. It's a 25 minute train ride downtown.
As for the "why" of the office... I'll just say that I like to think big. As long as I'm stuck in a basement, NG is stuck in there with me. My gut tells me it's time to grow into something new. The idea of getting a small office is definitely more financially prudent, but I don't want NG to have a small turd office. I want NG to have a crazy big office that inspires everyone!
As for signage... I hate to disappoint, but I don't plan to get too garish with the NG branding on the front of the building. I want to keep it tasteful (for the sake of the neighborhood) and will probably name it the "Newgrounds Design Center" or something like that. I'm not planning to paint the tank logo on the exterior, but if I put a glass front on the building, I'm thinking an interior wall with a giant mural might look pretty cool from the street. Who knows, there's tons of potential.
In other news... Been working on Dad 'n Me with Dan and all I can say is it's awesome. Sorry for taking so long! I got majorly sidetracked from all the traveling.
