Build your own village of villas. I recommend reading the instructions first in order to fully understand how the game works. I put a lot of work in the game(especially the sprites), so I hope you like it. Timeline preloaders in flash 9 don't seem to be working properly, so please be patient and have fun!

Hint to make a good start: Decrease service costs immediately 1x and increase luxury(to attract renters) 1x. Wait until you have enough money to buy a new house and do the same for this one, and so on. Only upgrade when you think you have a stable income.

If you find the game advancing too slow then I recommend changing your strategy. It really is not slow when you have the right strategy. The more clever you play, the faster the advancement is. Finding the right strategy is the challenge in this game.

build a house right click upgrade right click aigan upgrade ang quick upgrade (exeds cash limit) and have the rightclicked menu up when it comes the failed screen then click upgrade and new game and the house are left whit you'r stat cash and upgrades (only works on house upgreade not luxary) can be done many times to get the best house and sell to get tons of cash to build whit

"Good, but needs some changes."

First, a speed control would be nice. Some people want it slowed down, but others, like myself, want to be able to make it faster. I get tired of waiting for cash to upgrade, especially in the beginning.

Secondly, there is one major bug that needs fixing. The luxury upgrade - it tells you one dollar amount, but the amount you actually spend is greater than what is shown. I was going for a huge income level, but when i got a luxury upgrade for 1.5 mil, it took about 1.8 or 1.9, and put me over the loan limit making me lose.

"Good, but needs more features..."

1. Add "Save" feature so you can come back to check-points. Rather annoying to click once too often and have to start the game entirely over because you went bankrupt.

2. Add a "Quit" feature so you can go back to the main menu if you want.

3. Change the right-click. What's wrong with just left mouse-clicking on a lot?

4. Allow scrolling to be controlled by arrow keys rather than dragging off the edge of the page. I had to do a lot of work in other windows, and moving my mouse off of the window meant that it started "drifting" towards where I moved my mouse.Just. Stay. Right. There... Please!

5. Add a music-off/on toggle.

6. Allow a "zoom out" to see the whole neighborhood at a glance, then allow you to double-click to "zoom" to a lot. Scrolling is annoying.

It took me a while to realize the reason my houses were not being occupied was because their luxury rate, which you show as "Fee" was less than 100%. It seems like you might want to settle on terms. To have a "stable" income requires you to upgrade the luxuries in a place to get that fee rate to 100%+. I found it was a lot less annoying to just get a house, slowly pump its luxuries up until it was 113%-130%, and then upgrade to the next higher building type, then decrease the service costs. That way, the building pops in to the next level at over 100%, and you never have a vacant lot.

It's a nice game! I just wish it had a save feature.
