For years, my family owned a nice beach house. Unfortunitly for a short time... we had trouble paying for it, so we decided to rent it out... BIG MISTAKE!!!
Okay, I am going to tell everyone right now, if you are ever in a position where you want to rent a piece of property out that you own, DO NOT GET A REAL ESTATE AGENT TO HELP!!!!
Why?
Well we did... the real estate agent found this single mother with two children to rent the place out. What we didn't know until it was too late (somehow legal not to tell us), was that these people were protected under Section 8 which ment they were rent controlled and we could not legally kick them out.
We recieved a check for $996 from the government per month. The family had to pay only $4 which they never did, they still could not be kicked out. Also, the mother had a "live-in" boyfriend who, whenever they had a fight, would punch holes in the walls. We complained multiple times, the Government just said that once they moved out, get it assessed and they'd pay for the damages...
Keep in mind, this was SUPPOSED to be a vacation house. It was an antique. It had all kinds of old and charming designs in it that gave it a nice touch... those people completely destroyed them... since the house was so old, no one could replace what was lost. The contractor we brought in to look at the place told us that the house was a total loss, that it would be better to just get out from under it. When the government found out we were selling it, they refused to pay for the damages... gotta love this country we live in...
